How Does Duval Look for the 1st Quarter 2008

It is a Buyers Market 

Employment declined by 9,685 jobs in January and February. The job losses brought about an increasein the average monthly unemployment rate from 4.2% in the first quarter to 4.7% for the first two monthsof the second quarter. Despite the job losses, the job situation still remains strong in Duval County.

Combined with historically low mortgage rates, home sales should continue at a strong pace.

Gov. Charlie Crist Signs a Good One

This is from the Jacksonville Business Journal. I am not a big fan of Gov. Charlie Crist but he has been trying to help the people who live in Florida out. That includes my family and me.

Gov. Charlie Crist has vetoed a bill that would give developers an extra three years to build large-scale commercial and residential projects hindered by the sluggish economy.

"At a time when Florida's communities are struggling to find the resources to provide essential services, adequate water resources and schools to educate our children, I am concerned that this bill may increase the burden on communities and shift the cost of new development from the people that benefit from the development to the citizens of our state," Crist said in a June 25 letter.

The three-year extension, passed in the 2007 legislative session, remains in effect, but it's unclear whether developers must pay for additional studies and impact fees as part of that extension.

Developers and county governments have been at odds over the issue, with both groups lobbying Crist's office.

The Florida Department of Community Affairs is now expected to decide whether the prior extension applies to concurrency issues, a problem addressed by legislators in SB 1706.

The development community contends it shouldn't have to pay for additional studies or infrastructure improvements other than those previously agreed to as part of the development of regional impact. Legislators agreed.

Crist said he will work "with the Legislature during the two years remaining on the current development of regional impact extension to ensure that we balance the vital elements of growth, while also encouraging prudent development."
